City planners have noted that the project aligns with Fayetteville’s Future Land Use plan for moderate-intensity commercial development. The rezoning request is being considered as “conditional,” which would require the developer to include a landscaped buffer and fencing as part of the design.
While some nearby residents have expressed concerns about increased traffic, environmental effects, and safety issues, others point to the potential for new jobs and expanded retail options as benefits of the project. The proposal reflects a broader trend of gas station growth across Cumberland County, sparking debate about whether the additions bring needed convenience or further saturate the market.
